People ask for “just a sealer” the way they ask for polish on a dirty car. Sealer locks in whatever is there. If that’s mildew and soap, you’ve varnished the problem.
The order
- Clean and extract.
- Let grout dry. Sealer on damp grout clouds and fails.
- Apply a sealer suited to the grout type (sanded, unsanded, epoxy already has its own story).
- Keep ventilation. Sealer slows soak-in; it does not make a steam room optional.
Showers need recoats more often than a foyer. If water still darkens the line immediately after a sealer job, either it wasn’t dry, the product didn’t take, or the grout is so worn it needs replacement. We’ll test a drop of water in front of you so you can see the difference.
When you are ready for a real reset, start with tile and grout cleaning.
