End of a lease, both sides want the carpet to look like a reset. Owners photograph for the listing. Tenants want the deposit. The fiber in between has usually lived a few years of grit, maybe pets, maybe a mystery stain in the spare room.
Regular extraction during the lease is cheaper than one heroic day in December. Allergens and wear don’t wait for move-out. When the date is set, book early enough for dry time and for a second pass if urine shows under UV.
Tell us whether animals lived there, whether smoking did, and whether the unit is vacant. Vacant is faster (no furniture chess). Occupied last-week-of-the-lease is normal too—we’ve done both since long before online applications existed. Bring the lease clause if it specifies a method; some owners want truck-mounted extraction in writing.
